If you've read our financing guide, you know the loan options for Currituck — USDA, FHA, VA. This page is the layer on top: the North Carolina Housing Finance Agency (NCHFA) offers down-payment assistance and a tax credit that stack on the loan you're already getting. Used together, a buyer can pair a zero-down USDA loan with NCHFA help that covers closing costs and reserves, then claim a tax credit every year they own the home.
The whole NCHFA suite fits this market. The NC 1st Home Advantage Down Payment's $525,000 sales-price limit covers every entry-level and most historic Currituck listings, and both programs' income limits — $158,000 statewide for the base mortgage, $129,000–$150,000 by household size for the $15,000 grant here in Currituck County — clear the local buyer pool comfortably.

NC Down-Payment Assistance
These are three separate programs — a buyer qualifies for one, based on eligibility (first-time-buyer/veteran status, household income, or working with a specific partner agency), not on which number is larger. NC Home Advantage Mortgage and NC 1st Home Advantage are 0%, deferred second mortgages, not grants — repayment can become due under certain conditions, such as selling or refinancing. Community Partners Loan Pool terms are set by the partnering local agency. Confirm your household's exact eligibility and current terms with a participating lender.

The four programs, in detail
NC Home Advantage Mortgage™ — the base product
A 30-year fixed-rate mortgage at competitive rates with down payment assistance of up to 3% of the loan amount.
- The assistance is forgivable. It's a 0%, deferred second mortgage — forgiven 20% per year at the end of years 11–15, fully forgiven at year 15. You only repay it if you sell, refinance, or transfer the home before year 15.
- Who qualifies: buying a home in NC and occupying it as your principal residence within 60 days; income of $158,000 or less — a single statewide limit, not county- or household-size-dependent (based on the borrowers' income); a credit score of 640 or higher (660 for manufactured homes); and you're using an FHA, USDA, VA, or conventional loan through a participating lender.
- First-time and move-up buyers are eligible. There's no separate NCHFA sales-price limit on this program — the underlying FHA/USDA/VA/conventional loan's own price limit applies instead. Debt-to-income can't exceed 45%.
NC 1st Home Advantage Down Payment — $15,000
If you're a first-time buyer or a military veteran, this adds $15,000 in down-payment assistance on top of the NC Home Advantage Mortgage.
- Same forgivable structure (0%, deferred, forgiven over years 11–15).
- Who qualifies: first-time buyers (you haven't owned a principal residence in the past three years), military veterans, or buyers in a targeted census tract.
- Income limits for this $15,000 program vary by county and household size, and are separate from the $158,000 statewide cap on the base mortgage above. In Currituck County: $129,000 for a 1–2 person household, $150,000 for 3 or more — notably above the fleet's more typical figures for this program, which is real, not a typo. There's also a $525,000 sales-price limit, uniform statewide (effective for locks on or after June 15, 2026).
- First-time buyers complete a short pre-purchase homebuyer education course.
NC Home Advantage Tax Credit (MCC) — currently suspended
A Mortgage Credit Certificate (MCC) turns part of your mortgage interest into a federal tax credit of up to $2,000 per year, every year you keep the loan — when it's available.
- The credit equals 30% of your mortgage interest on an existing home, or 50% on a new home, up to the $2,000 annual cap. You can still deduct the remaining interest.
- Was available to first-time buyers, veterans, or buyers in a targeted census tract. An MCC has to be set up before closing through a participating lender — it can't be added afterward.
Currently suspended — NCHFA exhausted its allocated funds
Currently suspended — NCHFA exhausted allocated funds around June 2025. The agency periodically receives new allocations that could restore it; confirm current status with NCHFA before advising a buyer to plan around it. Verified as of 2026-08-16. Ask a participating lender for the program's current status before planning around it.
Community Partners Loan Pool (CPLP)
For low- and moderate-income buyers, the CPLP can provide up to 25% of the purchase price (capped at $50,000) as a 0%, deferred second mortgage when combined with an NC Home Advantage Mortgage. It requires a community-partner lender.
How this stacks in Currituck
A typical entry-level path here: a zero-down USDA loan on a qualifying Currituck County home, plus the $15,000 1st Home Advantage assistance to cover closing costs and reserves. The result is a buyer bringing very little cash to the table on a home in a county with no municipal tax layer on top of it. If the MCC tax credit is reinstated, it layers on top with no other changes to this path — but don't count on it until a lender confirms it's live again.
Check whether the address sits in a targeted census tract
Parts of Currituck County may sit in a targeted census tract. If your address does, move-up (non-first-time) buyers can access programs normally reserved for first-time buyers. Confirm a specific address on NCHFA's County Census Tract page.
