- Corolla. A paved, NC-12-served resort village of large second homes configured for vacation rental. Its price behavior has essentially nothing in common with a Moyock subdivision.
Blend the three and you get a countywide median that sits above what a mainland buyer pays and below what a beach buyer pays — a number that accurately describes no transaction anyone is actually making.
Two structural facts do apply countywide, and both are documented. Currituck has no incorporated municipalities, so there is no town tax layer anywhere; what some parcels do carry is a special service district rate on top of the countywide $0.60 per $100 rate effective July 1, 2026. And Currituck is one of seven North Carolina counties levying an additional 1% local land transfer tax on top of the statewide excise tax — a four-figure closing line item on a mid-six-figure purchase.

Does Currituck County have a town property tax?
No. There are no incorporated municipalities anywhere in Currituck County, mainland or beach, so no parcel pays a municipal rate. What is the 1% land transfer tax?
Currituck is one of seven northeastern North Carolina counties authorized to levy a local land transfer tax, in addition to the statewide excise tax of $1 per $500 of value. The county's own tax office publishes the local rate as "$1 per one-hundred dollars or fraction thereof" — 1% of the purchase price. On a $500,000 purchase that is $5,000, on top of $1,000 of state excise tax. Who pays it is a contract term; local custom puts it on the seller, but custom is not law. Read the line.
